How to write a brief for a tradesperson

A clear brief gets you better quotes, fewer misunderstandings and a faster start. It takes about twenty minutes to write, and you can send the same brief to everyone you ask.
1. What you want done
Describe the job in plain English: what you want removed, what you want added and what you want left alone. Be specific about the result you are after, not only the task.
2. The space
- The address or area, and the type of property (terrace, semi, flat) and roughly how old it is.
- Measurements of the room or area, if you can take them.
- Anything that affects access, such as stairs, parking or a narrow side entrance.
- Known problems, such as damp, old wiring or a boiler you want to keep where it is.
3. Photos and ideas
Attach photos of the space as it is now and a few pictures of styles or finishes you like. An AI redesign of your own photo is a quick way to show exactly what you have in mind.
4. Materials and finishes
Say what you have already chosen, what you are happy for the tradesperson to suggest and who is buying what. This is the biggest reason two quotes are not comparable.
5. Timing
Say when you would like the work to start and whether you have a deadline, such as a family visit or a move-in date. Be honest about how flexible you are.
6. Budget
You do not have to share a number, but it helps to say if you have a firm limit or want options at different levels. Ask for an itemised quote so you can compare.
Send the same brief to everyone
When every tradesperson works from the same information, the quotes are much easier to compare. Keep a copy, and write down any extra details you give someone verbally and send them to everybody.
Share your design with local professionals
On GlowUpp you can upload a photo, see a redesign and share it with local professionals as your brief. It is free for homeowners. Always ask a qualified professional before moving gas, electrics or plumbing, or changing anything structural, and check your lease or local rules if you rent or live in a conservation area.

- How long should a brief be?
- One page is usually enough: what you want, the space, photos, finishes, timing and any known problems.
- Should I tell tradespeople my budget?
- It is up to you. Many people say whether they have a firm limit, or ask for options at different levels, without giving an exact number.
- Do I need measurements?
- They help, but a tradesperson will usually measure properly before giving a final quote.
